A new construction condominium building is planned for this riverfront site on the New Jersey side of the Hudson River directly across from downtown Manhattan. The Owner’s goals were to create a special identity for the surrounding community as well as to make this project the primary waterfront site for their vast land development in Newport. Taking advantage of the unique site and the quality of design were of primary interest in this project.
The proposal and analysis included mapping existing constraints, taking special note of views from and of surrounding existing structures as well as from and of prominent buildings in Manhattan; developing objectives for the quality of the building site; and exploring how relationships to the adjacent structures can enhance the development of Newport as a whole. These goals were met by looking for opportunities to define public spaces, create pedestrian connections, maximize the most desirable views, and by relating the massing to the existing adjacent structures.
