This multi-unit residential building, located in the east-village of New York City, uniquely explores the garden adjacencies of the site. The “street garden” extends across First Street to the Owner’s properties that are in the next phase of development. The visitor or tenant passes through a retail street zone lined by café’s, through a small garden, into the lobby and finally the rear of the building in a garden.
The ceiling plane is conceived to operate as an independent element not unlike a landscape element. The cuts reflect elements of “furniture” (concierge desk, mail boxes, etc.), and move outside to become shading and canopy devices. Lighting is integrally placed inside the ceiling cuts. The system conveniently deforms to mechanical and structural requirements. The geometry of the converging walls also creates a “false perspective” effect, as the ceiling is sloped downward. The eye is forced through the space to the back garden and a framed opening to the larger garden beyond.
Cutting of the floor and the location of hanging lighting elements connect the amenities areas to the floor above and natural light. The gym, kitchen/media area and activities areas also reiterate the free plan concept as the lobby.
